Parapet Walls and Coping: Leaks From Above the Roof

Parapets are low walls around a roof's edge. Water can enter through the top cap or the wall itself.

Common entry points

Open coping joints, cracked masonry, and failed wall flashing.

Diagnosis

Leaks near walls may be from the wall, not the roof. Testing the cap and wall separately helps.

Repairs

Sealing or replacing coping, waterproofing the wall, and re-flashing the base.

Common questions

Why are my leaks only near walls?
Parapets and wall flashing are likely suspects.
Do I need a mason?
