Open Seams on Single-Ply Roofs
Seams are where sheets join. They are a common leak source on single-ply roofs.
Why seams open
Poor welds, aged adhesive, heat movement, and foot traffic can all open seams.
Testing
Roofers probe welded seams with a tool to find gaps. Taped EPDM seams are checked for lifting edges.
Repair
Welded membranes are cleaned and re-welded or patched. EPDM seams are cleaned, primed, and covered with seam tape.
